How do you find tenants for my property?
We utilize a multi-channel marketing approach, including online listings, social media promotion, and local advertising, to attract potential tenants. We thoroughly screen applicants to ensure the best fit for your property.
Do we have the final say in approving tenants?
Absolutely! We conduct thorough preliminary screenings, including assessments of rent-to-income ratios, debt ratios, and credit checks. After that, we provide you with a summary for your approval, ensuring you have the final say in selecting tenants.
How do you handle maintenance requests?
Tenants can submit maintenance requests through our Resident Portal or fill out a form on our website. We ensure all requests are addressed promptly, and for after-hours emergencies, we provide a dedicated hotline.
How often can property inspections be scheduled?
Up to two property inspections can be scheduled per 12-month lease term, which is the maximum allowed under Alberta regulations. These inspections are conducted at your request, giving you the option to be present if you'd like. If you prefer, we can handle the inspections without your presence and provide you with a detailed report via email, complete with photos and comments for your review.
What should I do if a tenant stops paying rent?
Our team is equipped to handle such situations professionally. We follow a structured process for rent collection and, if necessary, can initiate eviction proceedings in compliance with the Residential Tenancy Act, Alberta.
